How Much Will It Cost?

To give you an idea of how much it might cost to buy, sell or re-mortgage a residential property which is already registered at the Land Registry, we have prepared some illustrative quotes which you can access using the links on the left of this page.
Every transaction is different and we cannot account for every possibility; additional costs may be charged depending on the nature of your instruction to us. We therefore encourage you to contact us for a personalised quote.
What Is Included In The Price?
Our quotes include all of the work required to complete the purchase, sale or re-mortgage of your property, including all correspondence with the other party’s solicitor, preparing a report on title and search results (for purchases only), dealing with your lender, registration at the Land Registry.
What Factors Affect The Price
The example quotes are for a straightforward sale or purchase of a residential property which is already registered with the Land Registry; in the case of a leasehold property the quotes are for properties less than 2 storeys high. Please note, there may be other charges or disbursements in addition to the above. Some examples of circumstances where further charges or disbursements will apply include:
* Completion and submission of your SDLT return.
* SDLT Re-claim
* Dealing with Lender specific requirements
* The purchase of a new-build property
* The sale of a property by auction
*The property is a leasehold apartment over 2 storeys high or is a leasehold house
* The property is not registered title
* The property is formed from multiple titles
* Title is defective or disputed
* There are unexpected rights of way or easements
* Additional documents are required from Land Registry
* A Deed of Grant of Easement or variation of rights is necessary
* Statutory declarations are necessary
* Planning Permission or Building Regulations approval is missing
* Indemnity insurance is required
* Chancel Liability Insurance
* A Deed of Covenant is necessary
* A Restriction on Title is in place or is required
* Notices of Assignment or Reassignment are required
* Dealing with a Management Company or Rent Charge
* Lease Extension or Variation
* Flying freeholds
* Shared Ownership transactions
* The property is or will be tenanted
* The property is part of an deceased’s estate
* A Trust is involved
* A Power of Attorney is necessary
* A Transfer of Equity or Transfer of Part
* There are second or subsequent mortgages loans or other land charges
* You are using a Help to Buy ISA
* There is an agricultural element to the property

* The parties on one side of the transaction have separate representation

Stamp Duty Land Tax

How Long Will It Take?
On average, it takes between 8 and 12 weeks to complete a straight forward sale or purchase, but it can take longer. The timescale will depend on a number of factors. Generally many of the factors which affect the price will also affect the timescale (see the section on ‘What Factors Affect the Price’ above, but most commonly they will be:
* Where the parties are in a chain
* Where a lender is involved
* Delays by third party providers such as surveyors, lenders, or search providers
* The title to the property is not registered or title is defective
* There are unexpected rights of way or easements
* Missing Planning Permission or Building Regulations approval

What is Involved?
The steps involved in a property sale or purchase will vary according to the circumstances. We have set out below some key steps we will take:
* We will take your instructions and provide you with a personalised cost breakdown
* For purchases we will check finances and contact lenders (or their solicitor) where appropriate, make enquiries of the seller where necessary, and go through the conditions of your mortgage offer
* Advise on contract documents
* Carry out any necessary searches
* Arrange for you to sign the final contract
* Agree a completion date and exchange contracts
* Arrange for all monies needed for the completion to be received
* Complete the transaction
* Submit your payment of Stamp Duty Land Tax where applicable
* Register the transaction with the Land Registry
What happens if my transaction falls through?
If your transaction does not proceed to completion we will raise an invoice for the time we have spent on your transaction, which we will charge either at the hourly rates notified to you at the start of the transaction, or for half of our agreed fixed fee, whichever is the greater. Our invoice will not be more than our original fixed fee unless we have agreed otherwise. We will also invoice you for any expenses incurred on your behalf. We may raise this invoice after your transaction falls through, although in some cases if we are able to do so we may offer to defer it until your transaction completes.
